Using a Real Estate Agent in New Construction

Many buyers wonder if it is necessary to have a realtor when building a new house or buying new construction homes. The answer if a resounding YES! This is one of the biggest investments that some of us will ever make, so it is only wise to enlist the help of someone who does this every day and is trained and knowledgeable. A realtor can offer a number of advantages to the buyers that they would not be privy to if you were to do it without. Most importantly a realtor will make the experience streamlined, fun, and save you even more money.

It is true that many builders have agents on site and in their model homes that are available to help start the process and answer any questions. However, it is very important to know that these agents are working for the builder/seller ONLY and they will have the builder’s best interest in mind, not yours. That is why it is crucial to have your own representation from the beginning.

Having a realtor walk beside you in the building or negotiating process can prove to be beneficial as they are able to communicate with the builder/sellers agent and work on your behalf to get the best price as well as any incentives or upgrades. Agents will be able to assist you in making sure you are you are clear on all the details and they completed correctly.

My clients are often greeted with extra incentives including new blinds, smart home systems, stainless steel refrigerators, washer and dryers, sprinkler systems, gift cards, tank-less water heaters, design allowances, and more.  Builder’s incentives for spec builds or inventory homes are often changing weekly.

Though unlikely, there are times where issues arise when dealing with a builder. From details of the agreement differing or work on the house not being done correctly found during an inspection, things can happen. If you run into any problems along the way, know that we go to bat for you! We help you connect with experienced inspectors and we’re able to get issues resolved with your new construction homes. If you don’t enlist the help of a realtor then you are left to try to sort out the issues yourself, which can be frustrating and time consuming when working with some builders.
